Brazos Cielo Vista

Posted on: May 17th, 2018 by Ridge Taylor

The property is located along the southeastern side of Osprey Court, which forms its northern border of approximately 500 feet, and continues south to the Brazos River, its southern border. An appealing attribute is the elevated river-front views from its location along the Brazos River. The property has approximately 1,100 feet of river frontage. At river-level, a limestone ledge with large limestone boulders occupies approximately 90% of the river frontage.

The western border is mostly formed by a spring-fed creek with waterfalls and some pasture land. The eastern border is a combination of pasture with heavily wooded areas of primarily oak, ash, elm, juniper and old-growth juniper.

The property has been in one family since 1963. Two parcels along Osprey Court were added in the late 1990s/early 2000s. The property has been a sanctuary for wildlife and birds. The pasture is native grasses that include bluestem, little bluestem, and side oats gramma. From spring to summer, wildflowers may be found in the pasture, provided there is occasional rain. Bluebonnets are a special favorite and have been purposely planted.

The property is located in an area known as Wolf Hollow, although wolves are no longer present. Access to Osprey Court is via a security gate that serves as the entrance to Wolf Hollow.

Property improvements include:

Two-story, native limestone house, built in the 1950s with an addition in the 1980s. Addition includes a metal roof, laundry room, ground-level deck that overhangs the cliff edge, second story home office, large second story bedroom with bath, sitting area, and balcony.

Two-bay, concrete block garage with metal roof and large interior storage area, built in the 1970s.

Three-bay metal pole barn, 600 sq. ft., built in the 1980s.

Guest house built in the mid-1990s with metal roof, carport, and covered deck, two bedrooms, bath, small kitchen area, and storage closet.

Water well (late1980s); water quality tested in 2014 w/excellent results (have documentation).

Property road is improved with crushed stone.

In the 1980s, the entire perimeter, except river frontage, was fenced with barbed wire and steel poles.

Cattle guard entrance and nearby stock tank added in the late 1980s.

Property has both Agricultural and Wildlife tax exemptions. Current owners participate in the Wolf Hollow Wildlife Co-Op that includes five neighboring properties and owners.
